Description of the Country Home

Lying just 20 minutes Southwest of Grenada, MS and bordering Potacocowa Creek for nearly 3 miles, the plantation covers 2,051.65 acres of diverse habitat offering year around sporting activities. This property consists of pine plantation, hardwood forest, mixed natural timber, pasture, cropland, lakes, and ponds. It also offers a spring-fed stream; 3,000 sq. ft. Manager’s house; cabin; tenant house; storage shed; barns; dog kennels; a 0.6 mile grass airstrip and a walk in game cooler. Each entrance to the property is gated, which keeps miles of roads and trails throughout the property private.

The 2,051.65+/- acres include a variety of topography and habitat with over 700 acres of 20+ year old pine plantation. This pine has been thinned to a basal area of 100 and resembles a quail shooting preserve. There are wide open spaces, rolling hills, and flat creek bottoms. Over 150 acres of cropland has been converted to a variety of wildlife food plots. The hardwood upland forest provides mast production for the abundant wildlife. Five water shed ponds and lakes offer fishing for bass, bream and crappie as well as waterfowl hunting. The property is currently enrolled in the Deer Management Assistance Program with the Mississippi Department of Wildlife Fisheries and Parks. The emphasis has been on quality deer management through the harvest of a large number of antlerless deer. For the past five years, the landowner has chosen to limit buck harvest to archers only. Several years of intensive quail management has seen a successful return of bobwhites to the farm and the addition of sunflower fields has resulted in excellent dove hunting. Areas of warm season grasses provide an upland bird hunting course for miles throughout the property. A high turkey population makes the spring season incredible. Portions of Potacocowa Creek have rock ledges shaping small clear water falls in low water conditions. A two bedroom cabin overlooking a 15+/- acre lake provides a rustic venue for weekend retreats.
